Common Shingle Roofing Problems

Signs Your Shingle Roof Needs Professional Attention

Many property owners throughout Spring Lake face shingle roofing challenges as their systems age, particularly on roofs that have been protecting homes for 15 years or longer. Missing or cracked shingles are often the most visible signs of trouble, typically caused by severe weather events, high winds, or gradual deterioration from sun exposure. When shingles become damaged or dislodged, they leave the underlying roof deck vulnerable to moisture intrusion, which can lead to wood rot, mold growth, and interior water damage if not addressed promptly.

Curling shingles indicate that the material is nearing the end of its functional lifespan, while granule loss exposes the asphalt base to accelerated UV damage and reduces the roof's weather resistance. You might notice dark streaks or moss growth on north-facing slopes, which can trap moisture and compromise shingle integrity over time. Leaks around chimneys, vents, or skylights often stem from deteriorated flashing rather than the shingles themselves, but these problem areas require immediate attention to prevent costly interior damage.

If your energy bills have increased noticeably or your attic feels unusually warm during summer months, inadequate roof ventilation or worn shingle roofing could be allowing heat transfer that forces your cooling system to work harder. Storm damage following heavy rain, hail, or high winds may not always be obvious from ground level, but hidden damage can gradually worsen. Our shingle roof inspections provide detailed assessments that identify both visible problems and potential issues before they develop into major concerns.

Our experience with Spring Lake Roofing was excellent. We were impressed with them beginning with our first interaction with Bobby (Sales). He was punctual, honest, and gave us options regarding various roofing materials. We opted for the metal 5V roof and are very very pleased with the product and the look - as he ensured we would be! The project started a few days ahead of schedule and was completed precisely when they said it would be. Ta'Riq, the supervisor on the job, was diligent and routinely updated us on progress throughout the installation. He narrated and shot multiple videos as he walked the roof and inspected the work of the crew. Ta' Riq's oversight and follow-up was impressive and appreciated. His entire crew was polite, efficient, and admittedly proud to work for Spring Lake Roofing. There are many roofing companies to choose from, but I can highly recommend Spring Lake Roofing - we were delighted with the work and what we felt was a very fair price.
We recently had Spring Lake Roofing replace the roof on our home in south Naples, and I couldn't be happier with how it turned out. From the start, they were on top of everything, providing me updates and photos at every stage so I knew exactly what was happening. There were a few unexpected repairs needed on the roof, during which Spring Lake Roofing provided constant communications, details and pictures before and after. Their crew very clean, in which we got complements from neighbors commenting on how clean the job site was. Highly recommend them.
Spring Lake Roofing did an amazing job putting up our Christmas lights this year. Their team was prompt, professional and worked quickly to get the job done. Once they got started I decided I wanted more done than originally anticipated and they were happy to make it happen for me! I love the results and my kids are beyond thrilled with the Christmas spirit it provides! Thank you to an amazing team led by an amazing person Derric!
Highly professional, detailed, thorough, and a pleasure to work with. Spring Lake Roofing staff, especially Karl Sheen and Nancy Thompson, made the job of replacing my entire roof easy and hassle free. They handled the insurance company expertly. The construction team was on time, they cleaned up afterwards, and the results are gorgeous! One small note: how many other roofing companies would start the job with a nice bottle of wine and a thank you note left on your doorstep?!
Making those initial calls to a few roofing companies was somewhat scary. We had 4 appointments set and only 2 even showed up. One guy came and gave us a hand written quote without even getting up on the roof. Sean came on time, did a full inspection, and came back a couple days later to go over everything with us. Our roof was put on 3 week later and everything went according to plan! Sean was here in Naples for the installation and made sure everything was cleaned up when the crew was done. We are 100% happy and would recommend Spring Lake Roofing and Sean to anyone in need of a new roof!
What a wonderful experience working with Spring Lake Roofing. Very professional, timely and a pleasure to work with. Always available to take calls. Would highly recommend them.
I've heard all the Florida stories; needing a new roof immediately puts you into this nightmare of shifty contractors, unavailable products, long wait times, and broken promises, ugh. So I was prepared for the worst when Helene took some of our roof off. I did my due diligence; I checked with my city for licensed and approved contractors, I looked at google reviews, and I called the companies that made the tile and/or metal that I was considering putting on my roof to see who they recommended in my area. That's actually how I accidentally ended up finding Spring Lake Roofing-the tile company had sent me to a roofing company in Charlotte, NC instead of Charlotte County, FL. They were VERY confused when I called them, lol, but they strongly recommended Spring Lake Roofing, so I checked them out online and added them to my list of 3 companies to interview. Company #1 comes out and we get the hard-press-scare-you used car salesman sales tactics. This may work on the elderly, but it didn't sit well with us. Company #2 was solid but only sold aluminum metal roofs, which was our only option besides tile because we live on the ocean and if you look closely at the steel roof warranties they aren't so happy about coastal properties. Anyhoo, the aluminum roof was $25,000 more expensive than tile. For a 1700 sq ft house. Ouch. Company #3 was Spring Lake Roofing & Roofing. From the jump Bill was respectful, thoughtful, and asked a lot of good questions about what we wanted for a roof. He also went up on the roof and checked the existing damage from Helene. We told him we'd like three pricing options for tile, aluminum, and some fancy resin roofs out there that we were considering. His presentation was professional, quick, and balanced with the pro's and con's. One of the things we really liked was that their tile roofs are screwed on with stainless steel screws instead of nailed on with galvanized nails, which corrode and disintegrate in coastal areas in a few years. We also liked how detailed their price sheet was-we could see exactly how many stainless steel screws we were paying for. So we crossed our fingers and went with Spring Lake Roofing. Here's where the story really gets good-they consistently under-promised and over-performed. The tile I wanted was actually in stock, and instead of having to wait for months, it was on my roof within two weeks. The project manager, Ta' Riq, created a group text and consistently sent me live video updates FROM THE ROOF as they were working on it so when issues occurred I could make the decisions on what to do in real time rather than hearing about it later. Ta' Riq was also professional and consistent. We were prepared for what to expect with the tear off as Bill had gone over it with us very thoroughly. It was amazing how many people showed up, how fast they worked, and how nothing was damaged. The people working on the roof were also nice-when I was out walking our dog they'd wave to us from the roof lol. The materials that were promised in the contract were the materials that showed up on the roof. The underlayment of a tile roof is really what keeps your house dry, and I had done my homework about what kind I wanted (Owens Corning), and it was the same type Spring Lake Roofing recommended and installed. The teardown and dry-in was done in two days, and they hustled to get most of the roof on before we had a weird late season tropical storm. The next day they were back at it and had the roof done. All in all from signing the contract to the final approval from the city for a finished roof was about 2 weeks. That's freaking amazing. They were efficient, competent, and talented. My roof looks gorgeous. Our 27 year old house had its original roof on it and is surrounded by new, million dollar plus homes, and so we went from being "that house" to "look at THAT house so cute omg!" Again, I can't say enough good things about these folks and I'm still pinching myself that I have a beautiful roof and ZERO headaches about the entire process thanks to them.
Bobby did an outstanding job helping me with my new tile roof. From start to finish, he was professional, knowledgeable, and made the whole process easy. He's hands down the best salesman I've dealt with-his communication was excellent and he kept me updated every step of the way. Couldn't be happier with the service and highly recommend asking for Bobby if you're looking at getting a roof!
The company I work for hired Spring Lake Roofing and we had a great experience. Their team was professional, easy to work with, and made the whole process smooth from start to finish. We truly appreciate their reliability and would definitely recommend them.
Let me start by saying I have never felt compelled to write a google review. Having said that I have worked with dozens of contractors over the years and my experience with the Spring Lake Roofing team and Bill Demersky was the best experience ever. I contacted them 3 years ago to repair a leak on my 20+ year old tile roof on Marco. They did a great job on the repair but I was most impressed that Bill drove 7 hours round trip to a tile boneyard to match tile on a repair that was a less that $3000. Had another leak in a different spot this fall and decided to replace the roof. Bill gave me all the options on materials, worked with my design firm and we decided to go with the Worthouse metal tile. It turned out great but what was most important was the way Spring Lake Roofing managed the job. We live in Ohio so doing a remote project is always a bit tricky. The communication from Spring Lake Roofing is exemplary. Status updates we on time and they do a great job over communicating the step by step process. When on site they sent me multiple video updates daily of every step as well as real time calls from the roof while working. Everyone who worked at our house was professional, friendly, and communicative. Bill is always available on his cell by call or text. By far the best contractor I have ever worked with. I'm sure they are not the cheapest but you get what you pay for.
Spring Lake Roofing fixed another roofing company's shoddy work. Another roofing company had completed installing our roof from a hurricane claim. While it looked great but lasted 3 years before a preventable leak occurred. That other company took shortcuts. My front bedroom ceiling became wet. I called the original company who (after much encouragement) came out and said they fixed it. A few months later the leak was even worse. I had to again repair the ceiling and walls. I recently learned of Spring Lake Roofing. When I called them, they came out and diagnosed the problem. They were reasonable with the price and took the extra effort to truly fix the situation. They were transparent and showed me the exact problem. They covered my roof right then to prevent further water intrusion and completed the repair within 2 days. No more leak. I recommend them with confidence. Great staff and great work.
I never leave reviews. Ever. But Spring Lake Roofing saved me. I have an older home and needed a new roof and new roof deck. The other company was cheap. They ended up leaving me with a real mess. Spring Lake Roofing came in and fixed everything. It looks brand new. The crew is exceptional. The customer experience was phenomenal. I will never hire anyone for any work other than Spring Lake Roofing.
I was SO pleased dealing with Nancy Thompson at Spring Lake Roofing!! She made the project so easy to deal with. The workmanship was wonderful and everyone was courteous. My new roof is perfect. Thank you for the wonderful job!!!
I had a huge leak in my roof and Spring Lake Roofing rushed out to patch the issue immediately, saving my home from what would have been tons of water damage. Afterwards I got quotes from numerous local companies for a new roof and Spring Lake Roofing had competitive pricing and their people were great to work with so I went forward with them. It's been a year now and I didn't want to give them a review right away because I wanted to make sure the roof was good before giving them my seal of approval. Now I must say it's rained many times since I got my new roof and not a drop of water has entered my home. The roof looks great also. Would definitely recommend getting a new roof from Spring Lake Roofing.
I don't even know where to begin! From the very first phone call to the initial meeting and throughout the entire process, I can't say enough about how AMAZING Bobby Rodgers and the Spring Lake Roofing Team were. The communication was outstanding - from our project manager who was up on the roof sending videos of the progress, to being included in a text chain with Derrick (the owner) and all parties involved right from the start. It gave us peace of mind knowing that if there was ever a question or concern, we could reach anyone immediately. From the tear-off, to completion, to the final clean-up - everything was absolutely TOP NOTCH. Thank you, Bobby Rodgers and Spring Lake Roofing, for such a GREAT EXPERIENCE.
Bobby and Spring Lake Roofing were great to work with. Bobby in particular took a personal interest in our roofing project from start to finish. Final result awesome!
5 stars to Spring Lake Roofing! Everyone involved from sales with Bill Demersky, Nancy Thompson, the owner Sean Dunn, to the roofer and gutter installers, all were polite, professional and organized. Special shoutout for Tariq who project managed the roof installation and kept me informed with pictures and texts throughout the process. Cost was on par with 2 other estimates but with Spring Lake Roofing, I felt relaxed and trusted the job would be done on time and as contracted. Job well done by professionals! Thank you!
It wasn't a big job or huge opportunity, but Spring Lake Roofing came right over to make repairs to my roof when I was in need. The technician was on-time, friendly, reassuring and jumped right on the repairs. He did a very thorough inspection. I was very happy how quickly Spring Lake Roofing took care of my roof repairs.
Sales process was informative. Start of the project was timely. Staff personnel were very nice and helpful. Ta'Riq was a very good project supervisor. And, it looks great!
Spring Lake Roofing is an amazing company that not only provides exceptional quality in their work, but gives back to the community, St. Jude's Research and so much more! So here is my story I have to share. I have been a police officer for over 30 years and I have recently retired. I spent my last 5 years of service as a School Resource Officer in SWFL. A few months ago I reached out to the owner of Spring Lake Roofing, Derric Stull, for a roof quote. I knew Derric and his family through the school that I was assigned to protect. My roof is over 20 years old and I needed to replace it. Without my knowledge, Derric, nominated me for a roof replacement program for First Responders with Owens Corning, who is also partnered with The Gary Sinise Foundation. I was selected as the first recipient for this newly launched program! My new roof was just completed and my family and I couldn't be happier! All of the Spring Lake Roofing family is amazing and I would highly recommend them. A special thanks to the installation crew, Derric Stull, Sean Dunn, Nancy Thompson and Bill Demersky. You were all very kind and always professional throughout the entire process. Spring Lake Roofing, are truly a blessing in my life!

      Common Questions Answered

      Shingle Roofing FAQs

Property owners in Spring Lake often have similar questions about shingle roofing projects, from material selection to maintenance requirements. We've compiled answers to the most frequently asked questions we hear, drawing on our experience serving Cumberland County communities. If you have additional questions specific to your property or situation, our knowledgeable team is always available to provide the guidance you need.

Several factors help determine whether repair or replacement makes the most sense for your situation. If your shingle roof is approaching or has exceeded its expected lifespan, typically between 20 and 30 years depending on the material quality and local conditions, replacement often provides better value than ongoing repairs. Widespread damage affecting multiple areas of the roof, extensive granule loss across most shingles, curling or cupping throughout the surface, or repeated leak problems in different locations all suggest the roofing system has reached the end of its functional life. Our detailed roof inspection identifies the extent of damage and the overall condition of your shingles, underlayment, and roof deck, allowing us to provide an honest assessment of whether targeted repairs will effectively address your issues or if replacement represents the more practical investment for long-term protection.
Architectural shingles, also called dimensional or laminate shingles, feature multiple layers of material that create depth and texture, giving them a more substantial appearance that resembles natural slate or wood shake roofing. These premium shingles typically offer enhanced durability, better wind resistance ratings, and longer manufacturer warranties compared to three-tab shingles. Three-tab shingles present a more uniform, flat appearance with a consistent pattern across the roof surface, representing a more economical option while still providing reliable weather protection. Both types perform well in North Carolina's climate when properly installed with quality underlayment and adequate ventilation. Your choice between these options often depends on your aesthetic preferences, budget considerations, and how long you plan to own the property, as architectural shingles generally add more to resale value while three-tab shingles deliver functional protection at a lower initial investment.
While local building codes in some areas permit installing a second layer of shingles over an existing roof under certain conditions, we typically recommend complete tear-off and replacement for several important reasons. Removing the old shingles allows us to thoroughly inspect the roof deck for hidden damage, rot, or structural issues that would remain concealed under a second layer. A tear-off also ensures proper installation of modern underlayment materials that provide superior moisture protection compared to older products. Adding weight from a second shingle layer can stress the roof structure, particularly on older homes, and may void manufacturer warranties on the new shingles. Additionally, a second layer can trap heat and moisture, potentially reducing the lifespan of your new roofing investment. After inspecting your specific situation, we'll explain whether a tear-off is necessary for your property and help you understand the advantages of starting with a clean, sound roof deck for optimal performance and longevity.
Adequate roof ventilation plays a significant role in extending the life of your shingle roofing system while improving your home's energy efficiency and comfort. Proper ventilation allows hot air to escape from your attic space during summer months, reducing the temperature that radiates down into living areas and decreasing the burden on your cooling system. Without sufficient ventilation, trapped heat can cause shingles to deteriorate prematurely from excessive temperatures on the underside of the roof deck. During winter, good ventilation prevents warm, moist air from condensing on cold surfaces in the attic, which can lead to mold growth, wood rot, and insulation damage. A balanced ventilation system typically combines intake vents near the eaves with exhaust vents near the ridge, creating natural airflow that removes heat and moisture effectively. When we install or replace your shingle roof, we evaluate your current ventilation and recommend improvements if needed to protect your investment and maintain comfortable indoor temperatures throughout the year.
While asphalt shingle roofing requires relatively modest maintenance compared to some other roofing types, periodic attention helps maximize its lifespan and prevent minor issues from developing into costly problems. We recommend having your shingle roof professionally inspected at least once annually, with additional inspections after severe weather events that might cause damage. Regular gutter cleaning prevents water backup that can damage shingles along the roof edge and ensures proper drainage away from your home's foundation. Trim back tree branches that overhang your roof to prevent damage from falling limbs and reduce the accumulation of leaves and debris that trap moisture. Address any damaged, missing, or loose shingles promptly to prevent water intrusion and protect the underlying roof structure. Keep an eye out for excessive granule loss, moss or algae growth, and signs of wear around roof penetrations like vents and chimneys. Our roof maintenance plans take the guesswork out of caring for your shingle roof, providing scheduled inspections and minor repairs that catch potential problems early while extending the functional life of your roofing system.
A new shingle roof can contribute to lower energy costs through several mechanisms, particularly when combined with proper underlayment and adequate ventilation. Modern energy-efficient shingles feature special granules designed to reflect more solar radiation than traditional shingles, reducing the amount of heat transferred through your roof into the attic and living spaces below. This reflective technology helps keep your home cooler during North Carolina's hot summer months, allowing your air conditioning system to operate more efficiently. Installing quality underlayment during roof replacement adds another layer of insulation and moisture protection that improves your home's overall thermal performance. Proper ventilation, which we evaluate and upgrade as needed during shingle roof replacement, prevents heat buildup in the attic that would otherwise radiate down into your home. While the energy savings vary based on your home's size, insulation levels, and other factors, many property owners notice a measurable reduction in cooling costs after upgrading to a new shingle roofing system with energy-efficient features and improved ventilation.
